Step by Step Guide to Getting Planning Approval

Initial Consultation

An informal meeting is arranged, preferably at the site or location to discuss your project and requirements. This is also an opportunity put to rest any concerns you have. (Don't worry, from this point we're in it together).

Site Analysis and Feasibility Study

​A detailed analysis of the site is conducted, including measurements, access points, and surrounding properties. This is done to identify any potential constraints, such as proximity to boundaries or any environmental considerations.

 

Planning Policy Review

A review of local and national planning policies, such as conservation area guidelines or permitted development rights, to ensure the proposal complies with regulations.

Preliminary Design

Conceptual drawings are prepared, showing the proposed design, layout, and appearance. These are presented to you for your feedback and any revisions.

Engagement with Local Planning Authority (LPA)

In some instances, a consult with the LPA through pre-application advice is required to understand any specific concerns or requirements that need addressing in the application.

Preparation of Planning Application

Detailed drawings, including site plans, elevations, and sections, are prepared alongside a Design and Access Statement. Supporting documents like ecological surveys or heritage assessments may also be included.

Submission of Application The application is submitted to the LPA via the Planning Portal.

Public Consultation Period

During the statutory consultation period (21 days), neighbours and relevant stakeholders can review and comment on the application. Any concerns will be raised during this phase.

Negotiation and Amendments If the LPA raises issues or requests modifications, we will act on your behalf to get the best outcome to maintain the project’s integrity.

The Decision

Congratulations, in the majority of cases the application will be approved. You are now free to get on with the exciting phase of seeing your dream become a reality.

Let's talk about Permitted Development (UK)

Introduction


Permitted Development (PD) rights in the UK are a set of planning regulations that allow homeowners and developers to make certain alterations and extensions to properties without the need for full planning permission. The aim of PD is to streamline the planning process for small-scale developments while ensuring they remain consistent with local and national planning policies.

 

Types of Permitted Development


Common types of work allowed under PD include:

  • Single-story rear extensions up to 4m for detached houses or 3m for other houses.

  • Two-story rear extensions up to 3m, provided they are not within 7m of the rear boundary.

  • Loft conversions with a volume increase limit of 40m³ for terraced houses and 50m³ for detached or semi-detached houses.

  • Installation of rooflights or dormer windows within specified limits.

  • Adding porches, provided they are less than 3m² in floor area and do not exceed 3m in height.​

 

Criteria and Conditions


To qualify as Permitted Development, projects must meet specific conditions, including:

  • Extensions must not exceed 50% of the land surrounding the original house.

  • Materials must match the existing property to ensure consistency in appearance.

  • Developments must not extend beyond the principal elevation fronting the highway.

  • Height restrictions apply, such as a maximum of 4m for single-story extensions and ensuring no part of a two-story extension is higher than the existing roofline.

 

Limitations


PD rights are subject to limitations, particularly in designated areas such as conservation areas, National Parks, and Areas of Outstanding Natural Beauty (AONB).

Properties in these areas may require full planning permission even for minor alterations. Additionally, flats, maisonettes, and listed buildings are typically excluded from PD rights.

 

Recent Changes


In recent years, the government has expanded PD rights to encourage housing development and economic growth. Notable changes include:

  • Larger Home Extensions Scheme: Allows single-story rear extensions of up to 8m for detached houses and 6m for other houses (subject to prior approval).

  • Conversion of commercial buildings to residential use.

  • Adding up to two additional stories to existing residential buildings under strict conditions.
